On time Routine Inspections

When we carry out a routine inspection you are able to attend and we provide you with an itemized report of every inch of your property, complete with photos. We report back any maintenance requirements or concerns about the property and follow up on the maintenance to ensure that works are carried out in a diligent and timely manner.

Rent Arrears are kept to a minimum.

We follow up on Arrears at 3, 5 and 10 days and report back to you ensuring you are kept informed.

  • Rental Reviews and Lease Renewals are carried out in a time frame to ensure that your property is always achieving market or above market value, giving you peace of mind.
  • Inspections are carried out at within the first 3 months of a tenant occupying the property and then 6 monthly there after to ensure that the tenants are maintaining the property in good condition and that maintenance is reported and carried out to ensure optimal value of your investment property.

  • Tenancy matters are dealt with in a timely, professional manner and we document our conversation with both Landlord and Tenants whilst ensuring that the relevant legislation is adhered to and amended when required. In Fact we often change our processes and procedures when changes to the Residential Tenancies Act and our other relevant legislation is required.
  • Tenancy Application Process ensures that we show your property to all available tenants and obtain as many tenancy applications for the property so that you can make an informed decision about choosing tenants once all National Tenancy Data Base checks, Public Records Search checks and Personal Reference checks have been thoroughly completed and all information has been provided to you.
  • Accounting processes ensure that you receive funds for your property in a timely manner and our Centralised Accounting Department process payments of rents and outgoings and can provide you with a monthly or weekly statement with End of Financial year statements delivered to you.
  • 8. Qualified, tried and tested tradesman – All maintenance and refurbishment works are carried out by our well established list of tradesman who must provide Appleby Real Estate with the following information prior to carrying out any work at your property.
    1. Trade and Licensing Qualifications
    2. Certificate of Currency for Public Liability Insurance
    3. Service Providers Assessment and Job Safety Analysis sheet
  • Lease documentation is drawn up and signed fully by the tenant then sent to you for completion. All bonds are sent to the Residential Tenancies Bond Authority to be held until the completion of the tenancy. The tenant is required to pay 1 months rent in advance at the commencement and pay monthly in advance thereafter.
  • An in depth “Owners Instruction Sheet” will be given to you to complete and return once we have obtained management of your property and we have systemized processes to ensure that your requirements are met and your instructions adhered to such as banking, maintenance, preferred tradesmen, utility and rates payments, etc.
  • Inspections – keys are never given out to tenants, our Property Managers will show prospective tenants through your property ensuring that they are able to meet and greet the tenants and gain a better understanding of who the tenant is and better understand the tenants needs and requirements, which enables the Property Mangers to report back to you important information when you are choosing a suitable tenant for your property.
  • Condition Report – At the commencement of the tenancy a thorough condition report will be carried out and photographs taken and stored on disk in the file. You will receive a copy of the condition report that we send to your tenant.
